Bridging finance covers the gap between buying and selling, so you can secure the right property without rushing your sale.
Repayments on your end loan

When you find the right place first, bridging finance lets you buy it now and sell your current home on your timeline. We work out the peak debt, the end debt and the right lender before you commit.
There’s more than one way to bridge the gap. We compare them with you.
A bridging loan funds the new purchase while your current home is on the market, usually for six to twelve months.
Some lenders add interest to the loan during the bridge, so you aren’t making two sets of repayments.
Secure your next, smaller home first and release equity when your family home sells.
We map the numbers before you make an offer.
Current home value, debt and the price range of your next home.
We calculate the bridge and what you’ll owe once you sell.
We secure a lender comfortable with your sale timeline.
We coordinate both settlements and close the bridge when you sell.
The numbers have to work even if your sale takes longer than you expect.

Not every lender offers bridging, and terms vary widely.

Usually six months if you’re selling an existing home, and up to twelve months if you’re building.
It depends on the lender. Some let interest accrue and add it to the loan, others require repayments.
Lenders may charge a higher rate after the bridging period ends. We plan with a buffer and talk through the risks before you proceed.
